B&B ROOM RATES
All b&b room rates are quoted on a single or double occupancy basis and do not include the applicable 12% City of Calistoga lodging tax (TOT) and the 2%
tourism assessment (TBID). Additional persons (more than 2 per room in the
mini-suites) are $25 per person per night. Weekends are defined as Friday and
Saturday nights, weekdays are Sunday through Thursday nights. We also reserve
the right to raise rates without notice. Of course, we will honor any rates
quoted in confirmed reservations. A two (2) night minimum stay is required
on weekends April 1 through October 31, and year round on holidays and special
event weekends (e.g., March 1-3 due to the Napa Valley Marathon and March 8 & 9 for the Mustard,
Mud & Music Festival).

POLICIES
Check In/Check Out Times Standard times are 3 pm and 11 am, respectively. Later check-ins are handled simply. Please contact us by phone or email if you desire an earlier check in or a later check out time; we'll see what can be done depending on other guest schedules, etc.
Cancellation Policy Full refunds given up to seven days prior to your arrival date, less a $25.00 cancellation charge per room. With less than
14 days notice, refunds possible only if rooms can be re-booked. If we are unable to re-book your room, a one-night stay will be charged to your credit card.
Minimum Stay Policy A two (2) night minimum stay is required on weekends from April 1 to October 31 and on holiday weekends and special event weekends (e.g., the first weekend in March-Napa Valley Marathon and Mustard, Mud & Music Festival) year-round.
Smoking Policy For the health and enjoyment of all our guests, and for safety and security in our 150 year old wooden building, Brannan Cottage Inn is a non-smoking facility. That means there is no smoking allowed in rooms, common areas (parlor and dining room), or on porches. If smoking in a room is observed (either by detected odors or visual confirmation), there will be an additional $100.00 charge for cleaning and deodorizing the room charged to the credit card on file.
Pet Policies (Effective 1/1/10)
We would like to welcome your four footed friend(s) to the Brannan Cottage Inn. So that they (and you and we) enjoy their stay we ask that they (and you) abide by the following rules:
All pets have to be pre-approved in advance, at the time of reservation, to avoid confusion later.
There is a $100 refundable cleaning deposit required, and an extra fee on your lodging of $25 per night + tax. The deposit will be refunded at the time of check-out, after your room is inspected and no significant difficulties (e.g., cleaning requirements or damage) are identified.
Pets are allowed on the beds or furniture in the rooms only if a protective sheet or quilt is placed over our furnishings first. Please ask us for an old sheet/towel/quilt if you need it.
Do not leave your pet unattended in your room, or tied up outside alone. This includes during your wine tasting, hiking, spa treatments or "out for the evening" activities. This rule cannot be broken. The only exception is if your pet is crate trained and inside their crate and very quiet, so they do not a) disturb other guests or b) require us to modify our usual housekeeping activities. If you desire pet sitting services, we have had good success with a local firm named Fetch Pet Care; you can contact them at 707-703-5764 or check their website at www.fetchpetcare.com.
We have a designated area (the westerly side of the lawn on the south side of the main building) for the pet(s) to do their "business". Please pick up any messes that your pet may make on our property or in our neighborhood. You can find a shovel in the gardening shed and small plastic bags in the kitchen (if not in your room).
Please do not leave pet food on the porch(es); it may attract unwanted (wild) guests. Please do not feed our dog Pinot; as you will see, he doesn't need any extra food.
Please be sure your pet is current with its vaccinations and flea medicine; please apply a dose before coming to the Inn if not done recently
You are responsible for any damage to the property caused by your pet.
Additional cleaning costs would be charged if: a) our fabulous housekeeping staff is very thorough and in extreme cases will wash all duvets, blankets, rugs, and the curtains if needed (accidents, excessive hair shedding, etc.), or b) if a pet
was brought to a non-pet friendly room without our pre-approval. These charges will be charged to the credit card on file.
We are one of the few properties in the Wine Country that allows pets. Please be respectful of our rules and try not to spoil our current approach for others. Guests who cannot abide by our policies will be asked to leave with no refunds.
Large Group (Weddings, Family Reunions, Corporate Events) Policy:
We would like to welcome your large group to the Brannan Cottage Inn B&B. So that they (and you and we) enjoy their stay we ask that you conform to the following policies:
Large groups are defined as groups that require three (3) or more rooms (of our total of six) rented by (or on behalf of) the same party or event (wedding, family reunion, corporate event, etc.).
All large group rentals must be pre-approved at the time of reservation (to avoid confusion later).
There is a requirement of an advance and non-refundable (except as noted below) payment of 50% (one half) of the total anticipated room rental and local tax (12%) for multi-night stays; the
remainder is due at check-in. The balance will be charged to the same credit card that was used for your advance payment unless other arrangements have been made. For one (1) night large group stays, we
require 100% of the amount (also non-refundable) be paid at time of reservation.
Cancellations that are made 60 or more days before the scheduled group arrival will result in partial refund of the advance payment, minus a charge of $25 per room (to cover administrative
costs).
Partial cancellations and changes of reservation dates may not be accepted due to availability and minimum stay requirements. Refunds for early departures (minus a $25 per room fee) will only be
made after the room has been rebooked for the remaining days of the reservation.
There also will be a refundable $250 cleaning deposit required. The cleaning deposit will be refunded at the time of check-out, after the rooms are inspected and no significant
“difficulties” are identified.
You are responsible for any damage to the property caused by any member of your group.
